From 2010 to 2017, I did neighborhood master planning and designed 15 commercial buildings in an area less than one square mile right in Old Town Bluffton, South Carolina. Each building was different. This was a period right after the great recession, so building anything was a blessing. It was a time when a reputable architect could take a mid-morning walk into town hall, submit plans for permit for a commercial building on a total of four "D' sized sheets - without engineering, and pick up a permit later that afternoon. One could say we figured some stuff out in the field.
The following photographs were taken in November 2023. A decade later and the Promenade has filled out, most of the original vision remains and some is lost to repetitive design and uninteresting massing, but for the most part the original vision has come to life. In some cases, businesses moved on or outgrew; in most cases the same shops and offices and restaurants remain and flourish along with the residential above. In all cases, it remains a destination. People live and work in this place and it shows. And all of these buildings have character, from the reclaimed warehouse brick on the acclaimed Bluffton Room, to the stucco smoothed over AAC block on the FARM and Vaccaro Architecture buildings, to the wood framed and cladded bike barn or brightly colored Agave restaurant, they all feel right at home.
